Date Certain Strategy
In lieu, of the Private Sealed-Bid, Reserve Auction, a strategy can be employed by any seller to create similar benefits that the auction offers. This strategy applies when comparable sales are readily available. I refer to this as the Date Certain Selling Strategy that employs using the benefit of mass exposure with the MLS, along with the benefits of the URGENCY and DEMAND associated with the Private Auction.
Again, the key with any selling strategy and getting the highest net price is to price your property ahead of the curve.
